RESIDENTIAL PROJECTS WILL TYPICALLY REQUIRE THE FOLLOWING DOCUMENTS:



  • 2 COMPLETE SET OF CONSTRUCTION PLANS- Site plan, Floor plan, Foundation plan, Floor framing plan, Exterior elevations, Roof framing plan, Electrical plan, Structural details. Minimum size of plans to be 18” x 24” & maximum of 24” x 36” drawn to scale.

  • 1 SET OF: SITE PLAN, FLOOR PLAN & ELEVATIONS FOR ASSESOR- 11”X 17” ONLY

  • 2 SETS OF MANUFACTURED TRUSS REPORTS WITH A STAMP & SIGNATURE OF THE TRUSS DESIGNER- (obviously if you are conventionally framing your roof, theses are not needed)


  • 2 SETS OF STRUCTURAL ENGINEERING DOCUMENTS & CALCULATIONS WITH A WET STAMP & SIGNATURE. (If needed)
    2 SETS OF TITLE 24 ENERGY REPORTS


    BELOW IS A TYPICAL FLOW OF OUR PERMIT SERVICES:


1. Pick up plans from Contractor or Owner.
Meet with the Contractor or Owner to go over job. This really helps with when we take your plans in for submittal and are discussing the project with Building Officials. It’s important that we understand your job.
3. Fill out paper work & documents as needed for Building Department. There may be some paperwork that will need to be completed &/or signed by the Contractor or Owner.
4. Pick up checks for permit fees. Multiple checks may be necessary to pay different fees; Plan check, Fire, School & final Building permit fee.
5. Provide review on plans to make sure they are complete to submit. We provide this service for residential projects only at this time.
6. Take plans to the Building department to submit to plan review.
7. Take plans to fire department for review (if needed).
8. Take plans to Health Department for review (if needed)
9. Take paperwork & check to the School District office for residential projects over 500 sq. ft. for School fees (if needed)
10. ONCE PLANS HAVE BEEN SUBMITTED TO THE BUILDING DEPARTMENT, THEY WILL USUALLY TAKE NO LESS THAN 10 BUSINESS DAYS FOR PLAN REVIEW BEFORE WE HEAR FROM THEM. Note: the plan review time may be extended depending on the complexity and size of the
structure. AFTER THEIR INITIAL PLAN REVIEW THEY WILL CALL US TO EITHER; Pick up plans along with a correction list of items needing corrected OR let us know that the plans have been reviewed & Permit has been issued.
11. If corrections are needed, we will pick up corrections from Building department
12. Take plans & correction list to the; Architect, Draftsman or Engineer along with list of corrections
13. Resubmit plans to building department for plan recheck (if needed)
14. Pickup plans from fire department for correction are get permit.
15. Have corrections made for fire department by the; Architect, Draftsman or engineer
16. Resubmit plans for fire department for recheck.
17. Pick up plans from Building Department after they have been approved, take them to the Health Department to have Heath transfer their notes to the Building Departments plans
18. Pick up plans from Health Department after notes are transferred & take plans to Building Department for Permit issuance.
19. Pick up Building Permit from Building department.
20. Pick up Permit from fire department. (if needed)
21. Take the Permits to Contractor or Owner. We will provide you with all of the original receipts, papers & documents from during the process.
